Way back in September 2004 I reported that things were starting to happen on the property front along the Muizenberg coastline. The old dilapidated Empire Cinema complex which has been standing empty for twenty years has been purchased by a property owning company and work will soon begin on its refurbishment. The complex which covers a 4 000 square-metre piece of land will be transformed into trendy residential apartments with underground parking, restaurants, coffee shops and retail shops. Included in the plans are a 120 apartments which will have different layouts and will include one, two and three bedroom units. Prices will range from R599 000 to in excess of R3 million.

Reports in the newspapers state that sales of units will begin next week . Included in the complex which will keep its name and its beachfront facade will be a square which is sheltered from the wind. Developers feel that this area will be ideal for open air coffee shops and restaurants. Most of the apartment blocks will have shops and offices on the ground floor while the block facing Melrose Road will be residential only. With the addition of new shops and offices there are bound to be some new jobs becoming available as well . Views from the beachfront apartments over False Bay will be spectacular.

In summer however it will be a fulltime job to keep the windows clean as the south easter blows its normal gale across the bay. Muizenberg over the past few years has lost its charm as gangs and druglords moved into its residential areas. The streets became unsafe at night and many people who had once enjoyed a walk on the promenade in the evenings were too scared to do so due to the crime in the area. When the local landowners started their efforts to reclaim their suburb, shops in the main roads were requested to paint their shops and do repairs to beautify the area.

The old Muizenberg Station building has been newly renovated

The Muizenberg station building and its old clock have been renovated and instead of being a dead building as it used to be is now alive with shops and restaurants. The beachfront in Muizenberg is a surfers mecca when the wind drops. The sea is normally safe although of late a number of shark attacks have occurred near Muizenberg and Fish Hoek, a few kilometres away, resulting in fatalities.

The authorities have been proactive and now have shark spotters stationed on Boyes Drive above Muizenberg to warn bathers and surfers of the approach of any large sharks. With the improvements and upgrades now in the pipeline Muizenberg will soon take its place as one of the premier beaches and areas to visit and live in, in the Cape Peninsula. I'm not one to make investment recommendations but if you have some spare cash lying around why not take a look at the property market before prices skyrocket. If you get in soon you might still find some bargains waiting to be snapped up.

Other than the Empire Cinema complex there are plans to rebuild the promenade and refurbish the entertainment centre on the beach as well which will all add to the value of property in the area. My advice, is for you to get here soon to get some of the action going down in one of the Cape's most beautiful beachfront suburbs.
